About the project

Crystal Garden is a residential development designed by the Spanish studio MORPH on the Las Iguanas golf course in Cap Cana, a short walk from Juanillo Beach. Its six buildings, of five and six storeys, curve around gardens and pools, with stepped terraces that open onto the course.

It holds 196 apartments, mostly two-bedroom, alongside one- and two-bedroom units with a family room and a few three-bedroom homes. Interiors range from 86 to 126 m². Ground-floor apartments have a garden, top-floor penthouses have an open-air terrace, and many units include a jacuzzi. The project is set up to run as a condo-hotel.

Shared areas include a spa and wellness center, pools, a rooftop with a pool, a gym, pickleball courts, barbecue areas and restaurants.

What to ask the developer

In pre-construction you do not pay everything at signing. The price is split into stages — a reservation, a payment on signing, instalments during the works and a balance on delivery — and that split changes from one developer to another. It is the first thing to ask for in writing: two projects at the same price can demand very different cash flow.
