What drives investment

Airlift and tourism

  • Punta Cana airport closed 2025 with consecutive records in passengers and flights.
  • The Central Bank publishes non-resident air arrivals, which stayed at high volumes throughout 2025.
  • Hotel and luxury brands keep arriving and expanding.

Tax incentives: key to net return

  • Projects under CONFOTUR (Law 158-01) may be exempt from IPI property tax —1% a year— for up to 15 years, depending on the case and project.
  • That lowers holding costs and improves net return.
  • The benefit is granted by resolution, per unit: ask for the formal evidence.

Risks and red flags

Punta Cana is a very active market, which is why due diligence is key.

  • Permits and titles

    Confirm registry status and permits. "In process" without paperwork is not enough.

  • Escrow and handling of funds

    Never pay into personal accounts: insist on a corporate or trust structure.

  • Rental rules

    Some buildings limit or ban short-term rentals.

  • Real CONFOTUR

    If it is sold as a tax benefit, ask for the formal evidence: the resolution.

  • Hidden costs

    Fees, maintenance, insurance, furnishing, management, generator and water.
