About the project

Reef & Golf Residences is a residential building designed by the architecture studio BMA on the Las Iguanas golf course in Cap Cana. It sits 600 metres from Juanillo Beach and about 11 km from Punta Cana International Airport, with views over gardens, pools and the golf course. It is part of Registry Collection Hotels, by Wyndham Hotels & Resorts.

It holds 99 one-, two- and three-bedroom apartments, with layouts that add a family room and a staff room, along with private gardens and generous rooftops. They are delivered with Italian furniture, 60 × 120 cm porcelain floors, air conditioning in the bedrooms and living room, and a kitchen fitted with a stove, refrigerator and washer-dryer. Every home has its own parking space.

Shared areas include pools, a spa, a gym, a rooftop with a bar, a restaurant, a sports bar, a golf simulator, coworking space, a BBQ area and a playground, with underground parking and electric-vehicle chargers.

What to ask the developer

In pre-construction you do not pay everything at signing. The price is split into stages — a reservation, a payment on signing, instalments during the works and a balance on delivery — and that split changes from one developer to another. It is the first thing to ask for in writing: two projects at the same price can demand very different cash flow.
